If it is the same location then why the difference in price per square foot? If you are looking for an condo intown, here are some of the criteria you should take into consideration:Price range: intown condos range from $125,000 to $1,500,000+Age and significance of building: - older or even historically significant building - contemporary or new construction - new/recent construction with historical styling Density: High-rise, Mid-rise or Low-rise Building Type: Townhouse/rowhouse or condo building Ownership Type: Fee simple or condominium Floorplan: Loft style or traditional Amenities: What amenities are most important to your lifestyle? Some common amenities include: swimming pool (indoor or outdoor), fitness center, concierge, business center and/or conference room, club room, screening/media room, high speed internet, WiFi, on-site retail Fees: Association fees, special assessments, reserve fund, initiation/move-in or out fees Construction: Cement and steel versus wood frame. Noise between floors and units can be an issue. New construction also includes built-in sprinkler systems and other safety features not available in historic buildings Outdoor spaces: Private balcony or patio versus common area patio or courtyard Pets: Not all buildings allow pets Rentability: Not all buildings will allow you to rent your unit Parking: Is there any? Is it secured or covered? How many spaces? Where are they? Is guest parking available? Storage: Is there any? View: How important is a view? Do you prefer skyline, park, pool, courtyard or street scene? Walking: Do you want to use public transportation? Walk to public amenities? If you go to one of the new Midtown condo developments, you'll find agents working in their sales office. These agents work for the developer, not for you. Their job is to sell you a unit in that building regardless of whether it is the best choice for you. However a buyer's agent works for you.
